Run the desk. Know every door. Own your data.
StoreCrow gives an independent self-storage operator one desktop place to manage units, tenants, reservations, reviewed leases, billing, manual payment records, notices, move-outs and recovery. It runs from a local SQLite database on the computer behind your counter—no server to maintain, no hosted account and no per-seat plan. Back up or export your operational history when you choose.
Know every door
before you walk.
See available, reserved, occupied, delinquent, overlocked and maintenance units from a floor plan or searchable grid. Arrange the map to match your building; keep each unit's operating record close at the desk.

Correct mistakes.
Keep the
history.
Every charge, payment, deposit, credit, write-off and refund is an immutable integer-cent entry. You don't reach into the stack and change a box — you put a reversal on top, and the chain stays readable to whoever opens this unit next.
Monthly rent, a configured late fee and scheduled rate changes post through guarded workflows. Manual payment records are idempotent, and receipts and statements are derived from the retained ledger rather than a hand-edited total.

Your building,
at a glance.
Bulk-create a range such as A101 through A150, then arrange the floor plan to match the building you actually operate. Search or filter the grid when you need detail; use the map when you need the whole facility at once.
The actual desk,
not a mockup.
Exact StoreCrow 0.11.0 captures show the working unit inventory, tenant-bound reservation detail and local Data Health controls. The profile is synthetic; the application screens are not marketing reconstructions.

Keep the file.
Keep
control.
The file
One SQLite database, verified backups and a structured full-history export. One database, one facility — enforced in the data model, not a pricing tier.
No hosted account
No analytics, advertising SDK, cloud sync or vendor-hosted tenant database. Production update delivery remains disabled until its signed public endpoint is verified.
Passcode
Salted, iterated, local, with auto-lock. ID numbers and gate codes stay masked, and every reveal is audited.
Verified backup
A snapshot in a SHA-256 envelope, checked for schema, integrity, keys, scope and invariants. Restores stage first and leave a safety snapshot.
Crash recovery
WAL with synchronous=FULL, exercised through forced termination mid-payment and a real APFS volume driven to ENOSPC.
The part you
must not
improvise.
StoreCrow guides five ordered internal states and requires the recorded evidence for each transition before the next becomes available. It preserves what happened; your approved process determines what should happen.
A case opens internally, the cent balance snapshots onto it, and nothing is sent to anyone.
Your counsel's template renders from retained text. You send it and record the carrier reference.
Recorded with jurisdiction, template version and review reference. The overlock goes on.
A date attaches — only if the prior step left evidence behind.
Paid, released or sold. Audit fields and the cent snapshot survive every export.
From held
to ready again.
Held, not promised
Bound to a tenant, expiring on its own, cancellable — and revalidated against the unit before it can ever become a lease.
The agreement they read
Unit and reservation validate inside one atomic transaction. The exact text reviewed at the counter is snapshotted and hashed onto the lease.
Billing on its own date
Rent generates monthly from the billing start date. Rate changes are scheduled ahead and applied when they land, never retyped under pressure.
Inspected, then closed
Inspection checklist, deposit disposition, refund evidence, and the unit handed back to available — or held in maintenance until it's ready.
Nine things
it won't do.
A tool that claims everything is a tool you can't trust with anything. Here is the exact shape of the hole, in writing, before you rely on it.
- No card processing: StoreCrow records payments but does not move money or certify settlement.
- No gate hardware integration.
- No cloud sync or hosted account.
- One facility per database.
- No database-file encryption; use full-disk encryption and a restricted account.
- No tax calculation.
- No replacement for an accounting suite.
- No legal advice; counsel must approve every template.
- No proof of notice delivery.
Preparing for Mac App Store review.
StoreCrow 1.0.0 is packaged for Apple Silicon Macs and its App Store build has finished processing. It is not publicly downloadable yet: Apple review approval and Ownerstate Software's separate manual release are still required.
